THE ROLE This is an exciting opportunity to provide business partner support for the Canada Water Development Team, including financial analysis and cost control. Working alongside other members of the Finance Team, the role will oversee, coordinate and challenge the financial activities of the Canada Water Development Team, ensuring it is fully aligned with wider British Land finance activities. This is a commercial role, with scope to support and influence the strategic direction and performance of the Canada Water Development team. The role gives you the opportunity to work closely with a number of areas across Finance (FP&A, Investor Relations, Treasury, Tax) and operate as a key link between Finance and the Canada Water Development Team with exposure to the Senior Leadership of Canada Water and input into reporting to the Board, Investment Committee and Joint Venture Partners. We are looking for someone who is passionate about the property industry, with the skills to understand and communicate the financial implications of decisions, enjoys building relationships and has excellent attention to detail. WHAT YOU'LL DO Provide insight and financial understanding for the Canada Water Development Team, as well as key development information for the wider business. Responsible for monitoring cost and programme timeline across the Canada Water development masterplan. Ensure a full understanding of the nature of development costs and the assumptions behind them, and facilitate the capex authority, debt and equity funding requests and profit control for all committed and future development spend. Attend monthly capex meetings with internal and external stakeholders and ensure movements in forecast capex are signed off before approved capex is updated. Working alongside the Canada Water Development Managers, agree total project spend each reporting period and agree capital and revenue accruals. Prepare monthly cashflow forecasts of development spend for JV reporting and funding requests. Feed into the annual Business Plan process, setting out the capex forecast and approvals required by the Board. Prepare quarterly reporting for the Board and Joint Venture partners. Manage contingency trackers and reporting to the Head of Canada Water Development. Maintain the Capex approval tracker and ensure capex movements are reflected in the systems we use. Liaise with the internal property analyst team with updated costs, areas and programme for each project, which in turn is then supplied to the valuers. Assist with implementing system improvement projects, with a continuous improvement mindset. Liaise with the Investor Relations team to provide input for external reports and announcements. Liaise with Treasury and Tax teams to understand and explain the corporate structures of our development sites. Assist with ad-hoc transaction work and other ad-hoc projects as necessary. ABOUT YOU Degree or equivalent qualification. Qualified Accountant (ICAEW or equivalent) with strong technical skills and proactive approach. Able to effectively communicate, collaborate, constructively challenge and influence at all levels both internally and externally. Confident analyzing complex transactions and commercial decisions, understanding financial/strategic implications and summarizing key takeaways. Ability to produce well thought through, clearly laid out schedules and papers. Excellent IT skills - proficient in Excel and PowerPoint. Competent and efficient at dealing with manipulating data from different sources. Commercial awareness. Able to manage a portfolio of responsibilities, prioritize and meet tight deadlines. Logical approach to problem solving. Equally effective working with attention to detail and taking a 'big picture' view. Desire and willingness to learn and improve existing processes. Experience of using Anaplan software an advantage but not essential.
