THE ROLE The strong strategic positioning of our campuses and assets to 'science and technology' hubs has naturally led to market interest in lab enabled space across our portfolio. Realising this opportunity area forms a key strategic approach for British Land's Guildford assets. This role is to manage the opening, initial set up and move in of tenants at the Priestley Building on the Surrey Research Park, Guildford incorporating technical, 'science and technology' and property management support. A key to this role will be developing great relationships supporting 'science and technology' occupiers, to ensure their smooth integration into the newly refurbished building. This will involve working with key stakeholders internally and externally to shape the operational approach to 'science and technology' and office spaces at The Priestley Building. WHAT YOU'LL DO Lead on property management delivery to 'science and technology' lab enabled and office spaces in delivering technical and operational expertise to optimise operations, establish safe and reliable building management processes, and enhance 'science and technology' occupier experiences. Establish and manage British Lands operational processes and procedures for 'science and technology' and office occupiers at Guildford. Provide technical and operational expertise for early conversations with potential 'science and technology' and office occupiers where required and lead on 'science and technology' and office fit-outs property management assessment and considerations at Guildford. To manage the building's M&E services contract directly and the building's engineering operations. Working with the on-site building management teams, fabric managers and specialist engineering support. Ensure all engineering staff are delivering the standard of service to which the building is to be maintained. Establish and maintain a professional understanding and close working relationship with occupiers at Guildford to understand and respond to their specific requirements within the constraints of the property/site/business strategy. Adapt the approach to operational management where appropriate, liaising interdepartmentally to ensure that any such changes are incorporated into 'science and technology' processes and procedures across the business. Build rapport with occupier representatives to encourage frequent and open communication and flow of information on relevant building issues such as overlapping operational processes arising from the 'science and technology' requirements. To monitor and manage utility consumption, analyse data, prepare reports and develop plans for reduction in utility use. To oversee the consumption of utilities to ensure that consumption targets are met and where this is not possible, early warning is given and the reasons are fully understood. Implement steps towards British Lands 2030 sustainability strategy to reduce operational carbon through improvements in building energy efficiency and provide support to occupiers with their own sustainability plans. In particular work closely with science and technology occupiers to explore opportunities to minimise their operational impact and reduce waste. Manage the production of the annual building service charge budgets and management accounts coordinating the input of internal resources and ensuring strict adherence to the published programmes. Ensure that Health & Safety, emergency procedures and safe working practices are established, maintained and conform with current legislation, ensuring all occupiers and building management staff are provided with a safe environment in which to conduct their core business activities. Where appropriate, work with H&S to incorporate any additional considerations relating to 'science and technology' operations. Act as the Responsible Person and Senior Fire Warden in the event of an emergency. Take all reasonable measures to ensure that occupiers remain aware of their obligations in respect of the building incident procedures and risk assessments and that the legitimacy of the document is not in any way compromised. Act as custodian and ensure that all aspects of the relevant property management manuals including Operations Manual, Health & Safety and Accounts Manuals are complied with and accurately reflect recorded amendments. Use existing expertise and knowledge acquired from 'science technology' operations to assist with the adaptation of these manuals to incorporate relevant procedures/processes specific to this sector. Ensure all aspects of building staff training, development and general welfare requirements are identified, including those relating to 'science and technology' operations and formally reviewed in accordance with the company training policy and appraisal process. Pro-actively procure, following the company tender guidelines where required, building and contracted services, ensuring the requisite standards for the management and delivery of building services are upheld through regular structured monitoring and direct liaison with service providers. Employ in practice the principles with regard to Fabric Management and Long Term Costing initiatives. Take ownership of the British Lands vision and values ensuring that they are fully integrated into all of the building's services.
