Purpose & Scope As our Maintenance manager , y ou will act as the initial point of contact for the Maintenance department, and liaise between the Club CEO , the F&B Director and the Heads of Departments. Your mission will be to deliver a safe and efficient operation whilst maintaining the highest possible standards and being pro-active in maintaining or reducing costs as well as implementing and maintaining the best and most forward-thinking practices in sustainability. We expect our Maintenance Manager to work towards sustainable, energy saving initiatives, and to assist , and where required driv e new sustainability p rojects . As a senior leader , you will be the voice for health and safety throughout the operation Objectives To ensure the club team s operate in line with the conditions on our liquor license Maintain all health & safety controls , assessments & training Work towards consistently achieving 85% or over pass rate on Food Alert H&S Audits To minimise unplanned costs To communicat e in a timely and effect ive manner with all impacted parties on any proactive or reactive work that is required to be carried out that will impact business and trading . Day to day management (including repairs and maintenance) of facilities including but not limited to club and team member spaces, health and safety, utilities, and business continuity. Responsible for all the buildings services . Work with the senior leadership team on project managing all minor/major refurbishment work including budgets , attending project meetings, liaising with third party contractors. Main point of contact for the Landlords management agents. Where relevant, ensuring planning requirements are adhered to and liaising with Westminster council as necessary. Ensure the building meets government regulations and environmental, health and security standards. Responsibilities & Key Duties Technical Control Daily/weekly prioritizing of m aintenance tasks Responsibility for overseeing CCTV system and supporting with training for the Duty Managers , and F&B Director Lead and oversee regular schedule of P lanned P reventative M aintenance and update and communicate to Club CE O weekly . Ensure that maintenance procedures and controls that are in place are adhered to Undertake weekly inspections of the club , reporting back to the Club CEO identifying problem areas and creating an action plan for their improvement Work closely with Club CEO for all building facility needs/ training Ensure all Breakdown/Emergency requests are dealt with efficiently and effectively To continually assess/train that the liquor license conditions are adhered to by all operational teams working closely with the F&B Director. Act as liaison between outside contractors/technical services suppliers Ensure that all firefighting and associated alarm systems are in safe working order and maintained in line with local authority requirements Ensure all purchasing procedures meet company standards using X-Ledger Ensure all electrical equipment is in safe working order in line with the regulations. Keep up to date records for s t at utory testing of electrical systems and portable appliance testing (PAT) Book and arrange (PAT) retesting at correct time periods Review all relevant Food Alert Reports and carry out actions as required relating to the physical structure and equipment elements of the report . Comp ile de tailed inventory of equipment for all company purchased equipment and ensure that stock needs are anticipated and actioned e.g. lightbulbs , batteries small goods Looking into curre nt sustainability tendencies and development possibilities in all ways in which it affects the business positively. Be responsible for fob programming for Staff entrance and liaising with Estate Management for Neal Street Office access fobs. Communication Effective delegation of duties to tea m and ensure the t eam members are aware of ongoing Maintenance projects Constant awareness of the status of all ongoing Maintenance tasks Ensure any service level agreements are always met Maintain regular contact with the Club CEO to gain feedback on action agreed and new requirements Regular communications with the Heads of Departments to establish Maintenance requirements Monthly meeting with the Club CEO to update and agree maintenance action plan and, discuss progress achieved, future activity, Capex and time scales Ensure that r equests, queries and/or complaints from the Heads of Department/Managers are investigated and administered within 24hrs . People Management Effective supervision of either an inhouse tea m or external contractors to ensure that all work is carried out within deadlines and is to the high standard the Business requires Daily / weekly organisation of departmental workload. To utilize the agency security in line with budget and Westminster Council conditions To maintain a high level of collaboration with department heads and other Conduit Colleagues to encourage correct usage of all equipment and services, such as Lifts, doors , toilets and other matters T o work with all Conduit colleagues to encourage prompt and detailed reporting of and new or outstanding maintenance issues. Develop good working practices within the team encouraging the development of new skills and technical knowledge of your colleagues . Skills & Experience Minimum 5 years experience in building service maintenance Previous experience in workspace or Members environment Good knowledge of electrical, mechanical systems and plumbing and carpentry City & Guilds or NVQ level 3 (or equivalent) in relevant engineering subject Ideally IOSH managing Safely or NEBOSH qualified Excellent written and oral communication well on both technical and non-technical subjects Knowledge of Food Alert and Alert 65 Strong interpersonal skills and strong ability to work within a team Experience of supervising and managing small team and external contractors Active interest in sustainability practices either professionally or personally Applicants Regardless of whether your experience is relevant to every one of the above points, if the Conduit and our ethos resonate with you, we encourage you to send in an application.
