ABOUT THE ROLE:
As the General Manager, youll take the lead in overseeing the onsite team while fostering a vibrant and connected community within the space. Youll be responsible for shaping and nurturing ARK Wembleys reputation, ensuring it stands out within the local area. Your goal will be to meet, if not surpass, annual revenue targets of around £5.5m, while also keeping a close eye on costs.
But it’s not just about numbers – youll be instrumental in creating a welcoming environment where members feel at home. Prioritising service, responsiveness, and community spirit will be key, alongside maintaining impeccable standards of cleanliness and asset quality. Safety comes first, so youll also ensure full compliance with all Health & Safety legislation to keep both members and staff secure.
KEY RESPONSIBILITIES:
People & Culture Management
- Lead the recruitment, training, and development of a dynamic team that embodies the spirit of Co-living.
- Provide leadership and guidance to the team, conducting regular performance reviews to ensure personal growth and alignment with brand values.
- Foster a high-performance culture, driving the team to deliver exceptional members experience service and consistently meet our service standards.
- Champion people and culture initiatives that promote team engagement, well-being, and a vibrant workplace aligned with our brand ethos.
Community Engagement & Satisfaction
- Deliver exceptional service to drive member satisfaction and retention.
- Develop and implement action plans based on quarterly customer satisfaction surveys and forums.
- Support member engagement initiatives working closely with Community Engagement Manager and Ambassadors.
- Maintain relationship with local partners/charities to enhance member experience.
- Manage the app with up-to-date events and member information.
- Address complaints and disputes, ensuring timely resolution.
Drive Lettings
- Contribute to strategies to maximise income and minimise void periods.
- Stay informed about local market conditions and competitor services.
- Support leasing efforts, including market rent assessments and renewals.
- Provide regular performance reports with clear strategies for execution.
Planning & Daily Management
- Plan and schedule workstreams in advance, ensuring efficient delivery.
- Foster effective communication and team collaboration through clear instructions.
- Take initiative to complete projects, making swift, informed decisions.
Financial & Reporting
- Full financial and commercial accountability for ARK Wembley’s performance, ensuring the sites profitability and sustainable growth through strategic financial management and operational efficiency.
- Lead annual budget processes, including tendering, cost analysis, and budget control.
- Identify opportunities for additional income streams and cost efficiencies.
- Ensure adherence to credit control processes and achieve income/expenditure KPIs.
- Produce asset performance reports and execute strategies accordingly.
Building Operations
- Oversee on-site operations and service delivery, ensuring maintenance standards are met.
- Conduct regular quality checks of the development and manage service failures effectively.
- Handle insurance claims and liaise with contractors, ensuring performance is managed.
- Respond to out-of-hours emergencies and monitor contractor performance.
Health & Safety Compliance
- Ensure full H&S and statutory compliance on-site.
- Manage risk assessments and collaborate with statutory bodies to maintain compliance.
- Oversee accident reporting, emergency preparedness, and regular safety testing.
